AJ Retrofit 2012 Awards


Kay Pilsbury Thomas Architects, Radwinter, were finalists in the AJ Retrofit 2012 Awards for their retrofit of Spains Hall, Finchingfield, for Sir Tim and Lady Rosemary Ruggles-Brise and the Spains Hall Partnership. This beautiful Grade I Listed Tudor House, set in attractive park land, has been lived in by the Ruggles-Brise family for over 250 years.

Kay Pilsbury Thomas Architects and a team of specialists installed cleverly hidden services, including a sound system, smoke detection system and underfloor heating. Insulating suspended and lime floors, and insulating attic spaces with sheepswool, dramatically reduced heat loss, energy consumed and carbon emissions.

Discovered c.1840 wallpaper was reproduced. The “Ladies” was located into a Linen Room and the “Gents” was located into the cellar. An original Tudor well, with C.17th wooden pump remains inside, was repaired, lit, and a glass top inserted over. Materials used throughout incorporated FSC timber, natural paints and limeplasters. Wherever possible, local companies were used, keeping carbon emissions to a minimum.

This project has allowed Spains Hall to be opened to the public for the first time as a stunning setting for weddings and events; whilst ensuring the Ruggles-Brise family continue to live in this beautiful family home, keeping it alive for future generations.
